You are not eligible to receive a check for the STAR credit because your property is a rental.

If you receive this letter (RP-5310-DLR), you registered with our department for the STAR credit but you are not eligible because:

  • your income tax return indicates that the property generates rental income, and
  • our records indicate that the property is a one-family house or co-operative unit.

To be eligible to receive a check for the STAR credit, your property must be the primary residence of at least one of the owners. Primary residence is generally defined as a home where you reside for more than half of the year.

What to do next

You do not need to do anything unless you disagree. If you disagree and the property is your primary residence, within 30 days send us:

  • a copy of this letter,
  • a brief letter of explanation, and
  • supporting documentation.
