STRUCTURE CODES
The structures listed below are to be inventoried in the
Improvement Section of the data collection card. The 3-character
codes are listed in alphabetical order. Starred(*) codes
can only be collected for commercial properties. Next to
the code is a brief description of the improvement. Following the
description is (are) the Measure Code(s) associated with that
structure, along with the actual measurement(s) to be collected
and recorded. The "MSR UNITS" heading indicates what unit of
measurement is being applied.
When collecting commercial properties, care should be taken
not to duplicate structures that are already included in the base
costs of the commercial building model. This would duplicate the
costing of that item and thus inflate the total cost for the
building. For example, most commercial building models for 2 and
above stories include costs for elevators. A second example is
overhead doors: most models, where overhead doors are typical,
have a percentage of the exterior wall devoted to the cost of the
overhead doors. If the building being collected has space
considerably more than what is accounted for in the commercial
building model, the excess should be collected as a miscellaneous
improvement (MSI).
